VISUAL ANALYSIS OF PATHOLOGICAL MANIFESTATIONS IN PUBLIC BUILDINGS AND PRIORITIZATION USING THE GUT METHOD: A CASE STUDY

Abstract

The purpose of this study is to identify the main pathological manifestations found in public university buildings, using visual inspection techniques. For this purpose, photographic documentation was carried out and evaluated using the GUT method (Gravity × Urgency × Trend), applied for anomaly prioritization. The identified pathological manifestations include exposed reinforcement with corrosion points, detachment of ceramic cladding, cracks in structural elements, moisture stains, and mold. The diagnoses were conducted considering construction characteristics, the location of the anomalies, and environmental conditions. The predominant causes are related to execution failures, absence or degradation of waterproofing, inadequate detailing of movement joints, and lack of preventive maintenance. Based on the analyses performed, specific repair solutions were proposed for each case, aligned with recommendations from the literature. The results demonstrate the efficiency of visual inspections for monitoring and identifying structural degradation in public university buildings, which contribute to ensuring performance, safety, and durability of constructions over time.
